10 ways to sell your home in a slow market

The current market for real estate in most U.S. has stalled, with no dramatic upturn in sight. At the same time, there are sales by people still need to change residence to a job or have health problems, you may want for the size or is ready to become a first time buyer. With a high inventory of houses and condominiums on the market, this is what you can do to get ahead of the curve and actually sell your home within a reasonable period of time.

# 1 Beat your competition in the price. Research what similar homes have recently sold for (not what the list for) in your neighborhood and low for at least a few hundred dollars to start. A real estate sales associate can get sales figures. Indicate willingness to negotiate.

# 2 Evaluate the negative points of your home with a critical eye and make repairs. Fix leaky faucets, replacing broken or cracked windows, tighten screws in loose closet doors, nailing floorboards screaming, put fresh caulk around the tub or shower, fill nail holes or cracks in the wall board and to repaint, replace worn curtains or blinds that do not work.

# 3 update and get with the times. Get a couple of gallons of paint on cloth soft, neutral color and go to work on these walls and moldings. Replace fans clunky, noisy roof modern models. New faucets and showers are added sparkle. Spent Change (Or missing) cabinet and drawer knobs. If your budget allows, replace the old burner stove, refrigerator old and worn out dishwasher. Not necessarily have to do a total makeover, but if you have orange shag carpet in the living room seriously recommend the installation of new carpet, pad cheap!

# 4 Use soap, water and elbow grease. It's a big change from potential buyers when there is visible dirt and grime and may indicate that it has left Slide topics at home too. Mop floors and apply a good grout cleaner tile areas. Look for dirt and stains from the door panel and handles, furniture, plants and vacuum carpets and sweep the stairs. Clean the sink, bathtub, shower and drain, remove soap scum from bathroom walls, wash or replace shower curtains. Climb a ladder and clean the accumulated dust and dirt from the blades of ceiling fan, clean the oven, remove old food and wash inside the refrigerator. Replace air filters and clean all windows inside and out!

# 5 Do the Sniff Test. After being outdoors and the entry into its home, does it smell? Is there a foul smell, like wet dog, aquarium fish, cage birds, cigarette or cigar smoke, old junk, clothes gymnastics, smelly sneakers, mildew, or strong odors from food food last night? If so, thoroughly clean offensive areas and dispose of items smelly. You may need to clean and repaint walls and replace old curtains and carpet, if the smoke smell is unbearable.

# 6 De-clutter! All are guilty of hoarding too much. Preparations for listing your home is a good time to get a clean slate. Give what you can to friends and family or have a garage sale. Do not forget that there are any number of organizations that would welcome donations of unused or extra appliances, clothes, ornaments, items passed Baby, sporting goods, tools and other household goods. Local libraries will be books. Habitat for Humanity is certain Items that can be used for construction. Look for their number in the phone book.

# 7 Do not overstuff rooms, closets, or garage. Make it easy to navigate through your home, even if it means rearranging the furniture or removing a pair of overstuffed chairs. A small closet will look much larger if not full of everything under the sun. Only essential items are on hangers or neatly stacked and pack or dispose of the rest. In the garage, which can not be discarded may at least be stored or stacked in an orderly fashion.

# 8 Eliminate distractions. Potential buyers should look at home with the intention buy, not to admire his collection of baseball, asking for the old gun hanging on the wall, eyeballing risque posters in the bedroom and ahhing about the collection oooing doll or 9 x 10 glossy signed by Elvis.

# 9 Do not forget the important curb appeal. Did you ever drive to a house hidden under overhanging of trees, brush knee, large stains, used on the lawn, rusty toys scattered about, an old tire with a chained dog, a broken swing or a junk car in the drive? And the water of the pool turned green olive? Trust me, that monstrosity is not going to attract many serious buyers. Can however, cause water ridiculously lowball offers investors the mouth.

# 10 its list of all the ways they can. The more people know that their house is for sale, the more likely you will get interested buyers and a sale. Tell everyone you know. If allowed in your neighborhood, place a For Sale sign in your yard. However, make sure you have professional looking flyers attached, describing the good points. The real estate agents can provide a great advertising and marketing. They use multiple computer systems ad, ads in newspapers and magazines, pre-agent views, Internet web sites, e-mail to other agents, etc. Postcards can also be sent around the neighborhood to advertise your listing. A well-planned "Open House" can also be effective.
