So you're selling your home. And you've had a Realtor come to your house and say that you need to get some things fixed, replacement or cleaning. And you're thinking: "I do not have time for this. I have to sell!" But, nevertheless, within himself, you know that the agent did some good suggestions. So what to do?
There are things I'm sure you've heard before but worth repeating. There are certain things you just turn to an outside buyer, and many can be avoided or eliminated. I have worked with many buyers in recent years. Sometimes, just turn and leave, or even want to go at all because of things that could have been easily fixed or arranged.
El Patio:
One or two days in the yard mowing, edges, draw weeds, planting flowers, sweeping the driveway, walkway and porches make a big difference in what is known as "curb appeal". In short, it just means that the attractiveness of his house is from the sidewalk. There are many times, especially in this economic crisis we're in a buyer will have a look and say, "Take me to the next house." This is because buyers see the house that need cleaned or repaired, and they know that there may be many other houses in the market to choose from with a better first impression. So if you have a mower and garden tools, or you can borrow some, the garden can be one of the least expensive things you can personally do to help the appearance of your home.
Clutter:
This may be the most difficult to treat. As a seller has to remember that even if something can mean a lot to you because they gave you or where you bought, the buyer only cares or not their things go very well at home. Thus, when a buyer enters a house to start mentally place their things in your home. They put their furniture in your living room, his paintings on the walls, clothes in closets, his cars in his garage. So if there's a lot of things along the way, they can not see anywhere to put their things. You can be thinking, "But I live here, what I do with my stuff?" The answer is to eliminate as much unnecessary stuff as possible and put in storage. Leave your best furniture, paintings and just enough on the wall to Add a little color and warmth. Leave open spaces for potential buyers to view their things there.
Clean and odor:
This is something else that could be done in a day or two. A clean, dust, the vacuum cleaner and smell good home is always impressive. I've had buyers leave a house and ask how it went, "What's that smell in the back bedroom?" More I later learned that the smell was a smell pet. Unfortunately, that was all that stood out for that house, although it was a large plant. A cleaning and deodorizing absolutely can make your house stand out and make a good impression.
The walls:
This is pretty simple. Fill the holes, COP fixing nails, and paint. Paint can be fairly inexpensive and will make a big difference in overall appearance.
Other simple repairs:
Here is a partial list, but perhaps enough to get you thinking about what could be fixed or enhanced with some simple tools of the house.
- Leaky faucets
- Leaks or running toilets
- Loose door handles
- In pieces Cabinets
- Loosely fitting doors Diptychs

But hopefully there are enough Stuff here for you to think of things you can do for little or nothing that can make a big difference in preparing your home to sell. You can leave your yard front, and then turn around and face your home. Imagine you are a home buyer. Now look at home, walking through it and see if you can find things that might make a negative impression of a buyer.
